Pagani Residences Sets Miami Record Prices With $30M Hypercar Paired Penthouses

There are plenty of luxury towers in Miami. There are even a handful that have automotive branding. But Pagani Residences is something else entirely. It is not a licensing exercise or a logo slapped onto glass and concrete. It is, quite literally, Horacio Pagani building a home the same way he builds a hypercar.

That philosophy becomes unmistakably clear with the unveiling of the two crown jewel penthouses atop Pagani Residences in North Bay Village. Priced at $30 million and $28.5 million, the duplex homes now hold the highest residential prices ever achieved in the neighborhood. Records are nice, but they are almost beside the point. What matters is that these penthouses mark the first time Pagani’s obsessive, human-centered approach to design has been translated into a permanent place to live.

Pagani Residences: A Penthouse, Built Like a Hypercar

Spread across the 28th and 29th floors, the two penthouses read more like Italian design exercises than apartments. Penthouse 01 spans roughly 12,200 square feet, including more than 5,000 square feet of outdoor space, while Penthouse 02 offers 10,700 square feet across two levels. Both feature soaring 13-foot ceilings, private elevators, and terraces that wrap the home in Biscayne Bay and Miami skyline views.

The interiors are not simply inspired by Pagani Automobili. They are authored by the same hands. Horacio Pagani and the Pagani Arte team personally curated the materials, finishes, and layouts, reserving several elements exclusively for these two homes.

Light oak floors are laid in Pagani’s signature chevron parquet, accented with metal inlays. Travertine stone defines the upper levels. A sculptural, swirling staircase in travertine, oak, and white lacquered metal acts as the visual centerpiece, more art installation than circulation route.

Kitchens come from Schiffini Magistretti and are fitted with penthouse-exclusive Gaggenau appliances. Buyers choose between Carrara marble with Argento Veneziano aluminum accents or Portoro marble paired with Nero Lipari aluminum and oak. A 365-bottle wine wall, designed specifically for the penthouses, signals that this is a place built for long evenings and serious collections.

Bathrooms follow the same bespoke logic, finished in honed travertine with Pagani’s 1000-line motif, Gessi Cesello fixtures, and spa-level showers with body jets in the primary and secondary suites.

The Car That Comes With the Keys

Then there is the part that makes even seasoned car collectors pause. Each penthouse buyer is granted the opportunity to acquire a Pagani Utopia Roadster Miami Edition, personally designed by Horacio Pagani. This is not a dealer allocation or a paint-to-sample checkbox. It is a one-off hypercar explicitly created in connection with these residences, finished in a bespoke blue meant to echo Miami’s sea and sky.

Ownership extends beyond the car itself. Buyers are invited to Modena, Italy, for a private tour of the Horacio Pagani Museo and Atelier, followed by a personal design session with Horacio Pagani and the Pagani Arte team. Just as with a Pagani hypercar, the owner collaborates directly in shaping both the vehicle and the residence.

A private garage space within the Pagani Residences is also available, ensuring the Utopia Roadster lives in surroundings worthy of its engineering and artistry.

Living at the Very Top

Life inside Pagani Residences leans into wellness and privacy rather than spectacle. Penthouse owners enjoy private access to the building’s amenities, including a state-of-the-art gym, a waterfront spa on the 29th floor, restorative lounges, and a rooftop pool and sky lounge complete with cabanas and hot and cold plunges.

Throughout the building, interiors by Pagani Arte and A++ incorporate subtle cues from Pagani Automobili, including the marque’s iconic elliptical forms and custom chandeliers created specifically for the tower. White-glove services handle the practical details, leaving residents free to focus on the pleasure of the space itself.

Horacio Pagani describes the process as a dialogue, not a transaction. The same philosophy that guides the creation of a Zonda or Utopia guides these homes. Each residence becomes a canvas shaped through collaboration, emotion, and craftsmanship.

A Rare Address, By Design

Pagani Residences occupies a rare position in Miami’s three-island city of North Bay Village, an enclave suspended between the energy of Miami Beach and the calm of Biscayne Bay. With just 70 residences in total, including the two penthouses and four Sky Residences, scarcity is baked into the project.

From here, residents are minutes from Miami International Airport, private aviation facilities, and destinations like Bal Harbour, Fisher Island, and the Design District. Yet the setting remains removed, quieter, and more deliberate, much like a Pagani itself.

With residences starting at $3.7 million, Pagani Residences is not trying to compete with Miami’s luxury towers. It exists in its own category. Much like the cars, it is built for those who value craftsmanship over excess, personalization over trend, and the idea that true luxury still comes from human hands and human stories.

At the very top, where the penthouses meet the sky, Pagani has created something rare. Not just a place to live, but a place designed with the same soul as one of the world’s most extraordinary automobiles.
